Sized at 4.2m x 2.4m, this size portable cabin can be used as an extra bedroom or sleepout, an additional lounge, office space for working from home, kids playroom, teenage hangout, for family or friends, providing extra space and privacy you may need.
Our Story
Mike and Steph Russell have come up with the perfect add-on to their residential rental property business, that not only offers a solution to their own portfolio, but also other property owners and those needing an additional bedroom or office.
The couple have been property investors since 2008, purchasing ‘do ups’ in Hastings and Flaxmere and doing the hard yards themselves to make their rental homes warm and tidy for their tenants.
As their portfolio grew providing houses to both the private rental market as well as via a partnership with Te Taiwhenua o Heretaunga to provide Transitional Housing for families, they identified that potential tenants needed an additional bedroom.
“We purchased run down properties that required renovations, which we completed ourselves in the evenings and weekends, creating a portfolio that we’re very proud of and that are all Healthy Homes compliant.
“In recent years we have started to get enquiries from some of our current tenants or prospective, needing an extra bedroom, so we started looking for solutions.
The Russell’s had two options – building an additional room on to existing houses or looking for a less permanent alternative.
Building a room was restrictive and a slower process – potentially requiring a resource consent, then a building consent and in recent times there’s been a shortage of building materials and labour shortages.
As well as creating a passive income stream through a housing portfolio, Mike has been a commercial pilot for Air New Zealand and Jet Star, while Steph works in the technical and quality space within the pipfruit industry. Mike was made redundant as a pilot when Jet Star closed its Hawke’s Bay service and has transitioned from planes to trucks, using his skills in the air to on the ground as a truck driver over recent COVID-19 times.
The couple, who enjoy a challenge and working together for solutions, saw cabins as a viable alternative. A cabin could easily be moved on to a property and be up and running very quickly. If the existing tenants moved out, and the new tenants didn’t need the extra room, it could easily be moved to another property.
“We started doing some research and we came across a cabin builder and hire business in Hamilton and he wasn’t interested in the Hawke’s Bay market, so we decided to partner with him.
“We didn’t want a cheap product that wouldn’t last and we were really impressed by the wood paneling, the insulation is amazing as is the double glazing.”
The Russell’s purchased a trailer from their cabin supplier and then their initial order of twelve 4.2m by 2.4m cabins. They have a target of having a fleet of around 40 cabins.
Any surplus cabins can easily be stored at their Bridge Pa property. “We are very confident that the cabins will be popular as an ‘at home office’ or as the extra bedroom on a rental property or within the horticulture sector for worker accommodation.
“The key for us is to make sure that property owners are happy for an additional building on their properties, so we will ensure that the correct processes are done. It’s certainly a benefit that we are rental property owners ourselves, so we can provide good information and share our experiences.”
Steph says that finding a quality cabin build partner was the easy part, now it was time to create an identity for the cabins and market them to other property owners, investors and accommodation providers.
“How hard could it be … what we didn’t know too much about was building awareness of our new business via social media and advertising.
The biggest challenge so far has been coming up with a memorable brand name.
“We were struggling and every name we thought of we would check the website domain address and they were all gone. Our IT provider Bruce from Herbert, Harrison and Associates came up with the observation that when people are referring to a destination they say ‘those houses down the road’ and he said why not name the business ‘those cabins’. “It’s clever and it has worked really well.”

Each cabin comes with two double power points, an Electrical WOF, switchboard and smoke alarm for your safety and protection. In addition, we supply a 15m certified caravan lead with a RCD safety switch.

Each cabin easily fits a communal table and chairs and a separate desk, and you can also fit storage or filing cabinets.
Each cabin fits a Queen bed with room for two bed side tables, or two single beds, a set of drawers with a chair or a desk, suiting the teenager or a returning university student perfectly. With the challenges of our recent times it will also accommodate extra family members that may need to stay for a short time, providing that extra privacy and space your main home can’t accommodate.
Each cabin easily fits a small family room set up, including a 3 seater couch, two chairs and a coffee table, still allowing for room to move around.
Each cabin allows for ample room for a children’s play area, leaving your main home free of toys and Lego!
When the gym isn’t an option, create your own fitness haven.
Walls, ceilings and floors are fully insulated up to residential standards.
Each cabin has two internal LED down lights and one external LED lamp for plenty of lighting.
Each cabin comes with a Double Glazed Window and Ranch slider.
Each cabin comes with high-quality, durable solution-dyed nylon carpet and underlay that creates a warm and comfortable space. Block-out thermal curtains are installed for the summer sun and winter warmth. Cabins are not furnished.
We supply a 15m certified caravan lead with a RCD safety switch with your cabin. This can be plugged into any normal three pin power point in your home (or, if you are building, you can use the builders pole/box). Each cabin comes with two double power points, an Electrical Warrant of Fitness, a switchboard and smoke alarm for your safety and protection.

Consents are subject to local council rules and regulations and we encourage you to seek guidance and clarification from your local council before renting a cabin.
Each Cabin is low, so a step isn’t required or supplied.
Clearance will need at least 3.5m from trees, powerlines, or house eaves.
Entry access to the site would need to be 3m wide.
There will need to be approximately 3m x 5m of reasonably level ground. If your desired site is not flat then a pre-delivery inspection may be required to assess suitability.
Cabin Delivery
Those Cabins service from Gisborne through to Waipukurau and everywhere in between.
We transport the cabin to your property, placing it on your desired site, and removing it when you no longer need it. The delivery fee is an all-inclusive charge which includes drop off and pick up that varies depending on location. If we cannot get the cabin onto your site we can arrange for a Hiab (truck crane) to lift the cabin into place, this is an additional charge.
If your desired site is not flat then a pre-delivery inspection may be required to assess suitability.

$200 incl. GST per delivery & pick up
Northern Hawke’s Bay (Wairoa, Gisborne)
$400 incl. GST per delivery & pick up
Central Hawke’s Bay (Otane, Waipawa, Waipukurau)
$300 incl. GST per delivery & pick up
Enquiry welcome for a price to deliver to rural areas outside of town boundaries.
Cabin Pricing
Rental price per week – $110 incl. GST per week
Bond – $400 incl. GST
Minimum rental period – 6 months (Enquiry welcome for shorter periods)
Notice period for cabin removal – 21 days
Weekly rental payments are to be made a week in advance and paid by direct debit into the specified bank account.
The bond and delivery charge are to be paid in advance prior to delivery of the cabin.
The minimum rental period is 6 months, shorter periods can be negotiated but at a weekly rent different to the advertised.
Upon completion of the cabin rental period, notice in writing must be given 21 days prior that the cabin is no longer required and a pick-up time can be arranged.
Bond will be refunded at the end of the rental period, provided you have returned your cabin in a clean and undamaged condition, and there are no rental arrears.
Credit Checks may be completed, but only with prior written consent.
The Rental Agreement must be completed and signed prior to delivery of a cabin.
